Woodhouse plans move forward

28 October 2008

Following an extensive consultation of residents at Woodhouse earlier this year, Incommunities is now moving forward with a major redevelopment of the central area of the estate.

The consultation included a survey of residents asking for their views on the development options. The results showed a strong preference for the construction of new homes and work is now progressing to deliver this option.

So far 70 homes have been vacated out of 106 Incommunities homes earmarked for demolition within the redevelopment area.

The redevelopment area includes some properties on Woodhouse Avenue, Woodhouse Close, Woodhouse Drive, Woodhouse Grove, Woodhouse Road, Woodhouse Walk and Woodhouse Way.

Many of the residents have been successfully rehoused through Incommunities who have worked closely with them to meet their rehousing options. 23% of residents have also found their own accommodation.

Incommunities have also been consulting with all 10 owner occupiers in the area with a view to agreeing the purchase of their homes.

In line with planning advice, notices of the planned demolition are being displayed around the proposed site. In the coming weeks Incommunities’ Asset Management staff will be discussing with Council planners the next step to take forwards the demolition phase covering the central area.

In September, work started on the major modernisation of 63 Incommunities homes in the Dawson Road, Park Lane and Spring Bank areas of Woodhouse. The work, which is being carried out by our construction partner Wates, includes fitting new kitchens and bathrooms, central heating systems and rewiring work.

Jez Lester, Incommunities’ Assistant Chief Executive, asset management said: “Incommunities is committed to delivering the right scheme which improves local housing, neighbourhoods and people’s lives.

“I am delighted that good progress is being made towards the redevelopment of the central area. At the same time the modernisation of homes on the estate is now well underway to bring them up to a level in excess of the Government’s Decent Homes Standard.

“The contribution and support of the local steering group of residents set up at the start of the year, the Woodhouse Resident Group, the local MP Ann Cryer, ward councillors and the Streets Ahead team has been very positive. This support will continue to be invaluable as we take forward the regeneration of the area for the benefit of local people.”
