We want your home to be safe, secure and comfortable. Most repairs are free. But sometimes, you may need to pay.

Here we'll explain when you might be charged, and what support is available.

What we fix for free

We will usually fix things for free when:

Something has worn out over time An item has reached the end of its normal life The damage was not caused by you or your visitors

This is called fair wear and tear. You will not be charged for these repairs.

When you may need to pay

You may be charged if damage happens because of:

Accidents caused by you, your household or visitors  Not looking after your home  Changes made without our permission 

Examples include:

  • Broken doors or windows 
  • Blocked drains caused by wipes or cooking fat 
  • Lost keys that mean locks need replacing 
  • Damage from not reporting a small problem early 
  • If you leave items behind when you move out, we may charge to remove them.

If you want to fix something yourself

You can choose to fix some things yourself. We will:

Tell you if this is allowed  Explain the standard needed Agree a timescale with you  If the work is not safe or not done properly, we will fix it and charge you.

For safety reasons, you cannot do work involving:

  • Gas
  • Electricity
  • Major plumbing
  • Structural repairs
