Incommunities: Impact of Coronavirus (COVID 19) on Right to Buy & Right to acquire valuation inspections
We all need to work to minimise the spread of Covid-19 to ourselves and our communities.
As the situation continues to develop, we want to let you know about the changes and measures we have put in place to keep our customers and staff safe whilst we remain committed to processing your application.
Due to the current situation we will no longer be undertaking physical inspections and will be carrying out desktop valuations until further notice.
To assist us carry out our desktop valuation please can you do the following if you are able to:
- Take a photograph of the outside of your property both front and back if you live in a house
- Take a photograph of the outside of the block if you live in a flat or maisonette
- Take a photograph of the bathroom and kitchen
- Please details of any Improvements which you have made to the property
- Mention anything that you think should be taken into consideration and if possible take photographs of these

Our valuations are undertaken by a RICS certified surveyor in accordance with RICS guidance. We will make a note that we have not been able to inspect your home internally. We will let you know when we are able to resume our usual Right to Buy and Right to acquire inspection and valuation service again. Please note there may be some instances where a physical inspection is required and therefore we may not be able to progress the valuation until that can take place.

NOTE: The outbreak of the Coronavirus (COVID-19), declared by the World Health Organisation as a “Global Pandemic” on 11 March 2020, has impacted global financial markets. Travel restrictions have been implemented by many countries.
Market activity is being impacted in many sectors. As at the valuation date, we consider that we can attach less weight to previous market evidence for comparison purposes, to inform opinions of value. Indeed, the current response to COVID-19 means that we are faced with an unprecedented set of circumstances on which to base a judgement.
Our valuation is therefore reported on the basis of ‘material valuation uncertainty’ as per VPS 3 and VPGA 10 of the RICS Red Book Global. Consequently, less certainty – and a higher degree of caution – should be attached to our valuation than would normally be the case. Given the unknown future impact that COVID-19 might have on the real estate market, the valuation of your home will be kept under review.
