Former York House site

It's been two years since York House was demolished in Thorpe Edge, and we're now starting to plan what happens next.

The 8-storey building was taken down in 2024, and the land has been empty since then. We want to make good use of this space by building new homes and bringing new life to the area.

Graeme Scott, Executive Director of Development and Property at Incommunities said; “Since York House was demolished, we've worked with our neighbourhood and lettings teams to understand what kind of homes are needed in Thorpe Edge. We've also worked with an architect on a number of design ideas, taking into account the steepness of the site and the surrounding homes. In addition, we have also undertaken a number of site investigations. 

“Using this information, we've submitted a pre-application to Bradford Council to build affordable homes on the site.

“This is an early step in the planning process, before we submit a full planning application.

“Once we get feedback from the council, we'll share our ideas with local residents and listen to what they think before we move onto the planning application.”

How long will this take?

Planning a new development can take time, even before any building work starts.

Here are the main stages we'll go through:

  1. Pre-application to Bradford Council
    This includes things like site surveys, transport access and traffic. This stage usually takes around three months.

  2. Talking to residents
    We'll ask customers and local residents what they think about the plans.

  3. Preparing the planning application
    We'll use the pre-application information and resident feedback to shape the final plans.

  4. Submitting the planning application
    We'll send the full application to the council.

  5. Council consultation
    The council will ask the public for their views on the plans.

  6. Planning decision
    The council will decide whether to approve the plans.
